How it works

Three steps, no sign-up, no waiting on a lawyer.

What we check in your lease

Every clause is read for the things that cost renters the most money and rights.

Security deposit caps & deadlines

Is the deposit above your state's limit? Is there a legal return deadline and itemization duty?

Late fees

Fees that are far above what's reasonable or start before the legal grace period.

Landlord entry & privacy

Entry with no notice or rights that go beyond what your state allows.

Repairs & habitability waivers

Clauses that make you give up the right to a safe, livable home.

Auto-renewal & rent increases

Hidden renewal traps, long notice windows and unlimited increases.

Early termination & break fees

Penalties and “you owe the rest of the lease” clauses.

Attorney-fee & liability clauses

One-sided fee shifting and waivers of the landlord's own negligence.

Illegal or junk fees

Non-refundable deposits, “administrative” charges and other fees your state bans.

Late fee is far above what the law allows

High risk
“If rent is not received by the 1st, Tenant shall pay a late fee of 25% of monthly rent, plus $20 per day thereafter.”
Why it matters
A 25% fee plus daily charges looks like a penalty rather than a reasonable estimate of the landlord's actual costs, which many courts refuse to enforce.
Your state's rule
In this example state (Texas), a late fee must be reasonable and can only be charged after rent is at least 2 full days late (Tex. Prop. Code § 92.019).
What to ask for
Ask to replace it with a flat fee of no more than 5–10% of monthly rent, starting on day 3.

Landlord may enter without notice

Medium risk
“Landlord may enter the Premises at any time for inspection or showing without prior notice.”
Why it matters
Unlimited entry undercuts your right to quiet enjoyment of your home.
Your state's rule
Even where state law sets no fixed notice period, courts expect reasonable notice except in emergencies.
What to ask for
Ask for at least 24 hours' notice by text or email, except for emergencies.

Auto-renewal buried in the term clause

Low risk
“This lease renews automatically for successive 12-month terms unless notice is given 90 days before expiration.”
Why it matters
A 90-day window is easy to miss and locks you in for another full year.
What to ask for
Ask for month-to-month conversion after the first term, or a 30-day notice window.

Frequently asked questions

Is RedFlagLease legal advice?+

No. RedFlagLease is an automated information tool, not a law firm. It points out clauses that look risky, unusual or possibly unenforceable and explains why, but it does not create an attorney-client relationship. For a serious dispute, talk to a licensed attorney or a local tenant organization.

How much does it cost?+

The scan is free: you see how many red flags were found and one full example. The complete report is a one-time $14.99 per lease. There is no subscription and no account.

How accurate is it?+

The AI reads your lease and compares it with a database of state tenant-law rules with citations. It can miss things or misread unusual wording, so treat it as a careful second pair of eyes, not a final verdict.

Is my lease kept private?+

Yes. Your lease text is used only to generate your report and is deleted after 30 days. We never sell it or share it with your landlord. Analysis is done by a third-party AI provider.

Which states do you cover?+

All 50 states and DC. Detailed state law summaries are published on our State laws pages and are expanding.

What file types can I upload?+

PDF, Word (.docx) and plain text files up to 15 MB, up to 10 photos (JPG, PNG, WebP) of the pages, or paste the text directly.

What if the report fails to generate?+

If we can't generate your report you are not charged, or you get a refund. Contact us and we'll sort it out.

Can I use this on a lease I already signed?+

Yes. You can still learn which clauses may be unenforceable and what your rights are, and the negotiation email works for renewals and amendments too.

Don't sign blind.

It takes 30 seconds and the scan is free.
