landlord: Written notice to quit possession, delivered at least 3 days before the lease ends or the date stated in the notice, on a ground in 47a-23(a): lapse of time, lease violation, nonpayment of rent after the grace period, nuisance and others. The notice must use the statutory form and state the reason. For nonpayment, the notice may be delivered in the month after the unpaid month and still ends the tenancy. A landlord must then bring a court summary process action; self-help eviction is not allowed. Tenants aged 62+ or with a disability in buildings of 5+ units may be evicted only for the good causes in 47a-23c(b).
