Illinois late fee calculator: is your rent late fee legal?
What the law says in Illinois: No statewide Illinois statute found that caps residential late fees or sets a rent grace period: neither the Landlord and Tenant Act (765 ILCS 705) nor the Security Deposit Return Act (765 ILCS 710) has a late-fee provision, and the 2025 fee-transparency law (HB 3564, adding 765 ILCS 705/35) does not cap late fees. Any late fee comes from the lease. Local rules can differ: Chicago's Residential Landlord and Tenant Ordinance sets its own late-fee limit. Other Illinois statutes were not searched.
